General conditions for rental and use of houses are valid together with house rules. They are enclosed and published on the web page. Tenant is briefed with the conditions and agrees with them as soon as he/she books the holiday house either verbally, in writing or by e-mail. General conditions are available on the web page and in both houses.
Lessor reserves the right to change conditions without previous notice. Lessor is bound to publish conditions on his web page.
Lessor is not responsible for any valuables and money left in the houses. Neither is the lessor responsible for cars parked in houses' parking space. Tenant can deposit any valuables or money in houses safe. Tenant is bound to compensate for any damages caused to lessor.
Booking or registration (checking in)
Costumer can book or register a date for holidays by telephone +386 40 432 077 or by e-mail every day from 8:00 am until 10:00 pm. Lessor ISTRSKE HIŠE d.o.o. independent contractor in tourist trade and agent for signing deals makes out a bill to the tenant for advanced booking. Tenant gives all the required data and vouches for their credibility. Booking is confirmed when the lessor is paid 30 per cent of the travel arrangement. The costumer must pay the rest of the money 10 days before the departure or on the day of the arrival. The costumer is obligated to pay tourist tax.
Payment
The day of payment is considered to be the day when the costumer sends remittance to ISTRSKE HIŠE d.o.o., independent contractor in tourist trade and agent for signing deals company's bank account. Advanced booking or registration, which is paid by tenant not later than in 3 days after the booking, amounts 30 per cent of the price of the travel arrangement. Full payment or part payment of the price of the travel arrangement can also be agreed. The rest of the price is paid by the tenant on the day of the arrival (cash). If the tenant does not pay for the booking, the registration is not confirmed. In case the tenant does not pay part of the price of the travel arrangement, conditions under chapter of cancellation of the booking come into effect. Upon arrival the costumer is obligated to pay tourist tax in the amount of 1.58 EUROS per day (adult), 0.79 EURO per day (children from 7-18 years of age) if not done so before departure.
Cancellation of booking
The tenant has the right to verbally or in writing without any special reason cancel the lease of the house. In such case ISTRSKE HIŠE d.o.o., independent contractor, has the right for reimbursement of expenses. The level of expenses depends on time, in which the tenant gives cancellation:
up to 30 days before departure: 15 per cent of the travel arrangement
between 15 and 29 days before departure: 30 per cent of the travel arrangement
between 8 and 14 days before departure: 50 per cent of the travel arrangement
7 days or less before departure: 100 per cent of the travel arrangement
If the tenant leaves the houses earlier than agreed, the costs are also 100 per cent of the travel arrangement.
OTHER INSTRUCTIONS
It is not allowed to keep pets in houses, with the exception of previous written agreement with the lessor.
It is not allowed to smoke in the houses (you can only smoke in the terrace and extinguish cigarette ends in ashtray).
The tenant uses all the appliances in the houses according to instructions for safe use and takes care of it as a good landlord. If the tenant causes deliberate damage or damage is caused from his/her negligence, he/she is obliged to indemnify for a loss.
If any damage occurs on water or electrical system or on any other appliances, the tenant is obliged to immediately inform the lessor on telephone number: 040 432 077 or 041 604 049.
Before leaving the house, guests must wash the dishes, take out the rubbish and clean the grill (if they were using it).
The tenant will be charged with the costs of repair in case of any damage or with proportional share in case of disposal, but not less than 100 EURO.
COVID-19 Regulations
According to the Government Decree, only guests presenting one of the following at the check-in are allowed to stay in the accommodation facility:
a negative PCR test or rapid antigen test for COVID-19 that is not older than 48 hours ;
a certificate of full vaccination against COVID-19;
a medical certificate of recovery from COVID-19 if not more than six months have elapsed since the beginning of symptoms.
Evidence referred to in point 1 and 3 are taken into account if they have been issued in an EU Member State or a Schengen Area country, the United Kingdom of Great Britain and Northern Ireland, the United States ofAmerica, Australia, New Zealand, Canada, Israel or Russia.
The above conditions do not apply to persons under the age of 15 who stay in the accommodation facility together with close family members or guardians.
Room Cleaning
We always ventilate the premises before cleaning.
All rooms are first cleaned, then disinfected. We use an environmentally friendly detergent for cleaning. After cleaning, the room is disinfected with an agent that has at least 70% alcohol.
We pay special attention to surfaces that we often touch, such as light switches, door handles, remote controls and handles, taps.

The laundry is washed at the highest temperature recommended by the manufacturer. These include bed linen, mattress covers, hand and bath towels, kitchen towels and blankets.
Employees
Only healthy staff work, with no symptoms or signs of acute respiratory infection.
The staff is acquainted with the manner of implementation of protective and hygienic measures:
Wash your hands regularly and thoroughly with soap and water.
Hands should always be disinfected with a dedicated hand sanitizer (a disinfectant containing 60-80% alcohol).
Touching the face (eyes, nose and mouth) with dirty / unwashed hands should be avoided as much as possible.
Sufficient interpersonal distance of at least 1.5 m.
Proper cough hygiene is observed (before coughing / sneezing, cover your mouth and nose with a paper towel or cough / sneeze into the upper part of the sleeve). Dispose of the paper towel after each use and then wash your hands with soap and water.
In accordance with the instructions, employees in various workplaces use the prescribed protective equipment.
Reception:
The reception is entered individually or in numbers, which enables the provision of sufficient mutual distance. For those waiting, we use floor movement marks
A hand desinfection is available to guests.
Hands must be disinfected before and after touching documents or objects handled by several persons. This applies to employees as well as guests.
After each guest, the surfaces he touched are disinfected
In order to keep the contact between the guest and the receptionist as small and short as possible, please send us the necessary information in advance. We recommend paying by credit card. We will send the invoice to your e-mail address.
We follow the hygiene recommendations issued by the NIJZ.

Accomodation
You can check in after 16.00 h (4:00 pm) on the arrival day and check out on your last day not later than at 10:00 am. Late departure is possible at an additional cost with prior approval and subject to availability. The guests will get keys form the apartment when they arrive or after 4:00 pm at another location as per agreement by phone (+386 40 432 077). To return the keys you must call the same telephone number or preconcert that with the lessor. You must return the keys on your last day until 10:00am.
After the arrival registration on presentation of personal identity document (personal identity card or passport) of all persons staying in the apartment is taking place. You will have to submit your child's birth data. Only persons who are registered by the lessor are allowed to stay in the holiday house. The lessor accepts no responsibility for persons not registered by the lessor or a person that is authorized to act on lessor's behalf. Persons not registered and accommodated in the house without lessor's knowledge are materially and criminally liable for registration.
Payment terms
To confirm the booking you have to pay an advance of 30 per cent of the whole price. The booking is guaranteed after you pay an advance to ISTRSKE HIŠE d.o.o., independent contractor in tourist trade and agent for signing deals company's bank account. The rest of the price of your travel arrangement is paid when you arrive. An invoice or a receipt of your booking will be sent to your home or e-mail address.
